The residential complex in Bolshoy Volokolamskiy Proezd, a new APEX project, will become a kind of "entrance gate" to the front door of Moscow. An area of 0.7 hectares at the intersection of the Volokolamskoe Highway and the MCC line on the edge of the Vsekhsvyatskaya Grove is located 7 minutes walk away from the Streshnevo MCC station, near the Pokrovskoe-Streshnevo estate park. In the initial project concept, the APEX architects created a composition of three various-storey towers that form a private and public space. However, due to rational and economic reasons, three elements of the composition reduced to two and turned into a section and an 18-storey tower, 75 meters high.
Residential Complex Volokolamsky 23
28 400 m2
The tower and the section, placed at right angles to each other, successfully create a private courtyard, practically integrated into the green massif of the grove and the formation of the building line of Bolshoy Volokolamskiy proezd. Due to the strong relief variation, the architects succeeded to arrange an entrance to the underground parking ramp at the lowest point along the southern site border. There is a basketball court on the ramp roof for the sports residents of the complex.
Due to the functional planning solutions of staircase and elevator nodes and public places, unused areas on typical residential floors were reduced and layouts in apartments were made as convenient as possible. In such a case, it was possible to design a three-height entrance lobby with a sculptural spiral staircase and floor-to-ceiling windows, an amphitheater staircase leading from the street to a private courtyard and well-thought-out landscaping.
The facades are made of concrete tiles imitating natural ceramic bricks and aluminum lamellas hiding niches for installing outdoor air conditioners units. The strongly-marked vertical rhythm of the tower with a shallow pace across three floors is to give the solid proportions lightness and a recognizable drawing visible from the highway. The sectional building facade is drawn in a clear and strict orthogonal grid with two windows highlighted in rhythm.
