The Vander Park block is an embodiment of a dynamic urban milieu with the distinctive architectural style of the Netherlands. The architectural concept was devised by the Dutch agency de Architekten CIE W.B.
When working on the Vander Park project, APEX succeeded in handling a range of tasks associated with the need to adapt the concept to Russian standards and develop challenging process solutions. The project is characterized by a high level of comfort and security, unique facade and design solutions, complicated geometry of towers of different heights, and apartment layouts that are unique on each floor.

The business class residential complex forms a complicated structure of high and low buildings arranged around the central free space, an improved and landscaped inner yard, under which an underground parking lot is built.
Eight buildings of different height (from 19 to 26 storeys), as though assembled from huge blocks and displaced relative to one another, are connected by multisectional four- and six-storey units.
The project is based on the BIM technology that helped to preserve in full the architects’ ideas, optimize labor inputs and, in particular, save the customer’s money.
The integrated approach was used to develop a complete BIM model of the building. It contains all the architecture, construct and engineering in the 3D format as well as complete packages of all detailed and project documentation. Thus, errors were minimized at the design stage, while the customer and all the other parties to the process receive a single model for construction and supervision.
The inner yard has everything needed for pleasant recreation: running paths, playgrounds and small-scale landscaped spaces. The project provides for planting a great number of small shrubs and five large trees, for which special planters filled with soil 6 m deep, are prepared. There is a walking gallery at the 2nd floor level along the yard perimeter.
The building will have a two-level underground parking that allows each resident to leave his/her car in the parking and use the lift to go up to his/her apartment. The ground floor will have all the necessary public functions: a shop, a fitness room, a children’s club, a health center and a beauty parlour. According to the vertical planning, floor slabs are located at different levels to allow entry to all the premises from the ground level. The utilities distribution problem was solved using the low service space above the ground floor. This helped to preserve the clarity of the planning solutions. A sophisticated structural scheme was created to implement all the conceived ideas. The designers avoided the use of double columns by means of a system of beams and integrated slab spans. Console overhangs more than 4 m long were linked with the building core to ensure their stability.
Architects, designers and engineers in Moscow, Paris, London and Milan work using a single model that allows them to receive current design information online. Due to the column spacing of 8.1 meters, the project can offer a variety of layout options. Owners can choose both an option of space divided into small rooms and a free layout option. Ceilings 3.15 m high and windows 2.3 m high make it possible to create living comfort. Some apartments have their own open terraces.
Externally, the complex is a complicated composition-combining simple, although modern, shapes and conventional materials.
All the towers are divided according to the height into several blocks, each made from bricks of its own color shade —from chocolate brown at the bottom to almost white at the top. Partitions between high windows will be lined with grey composite panels differing in width to avoid the monotony of large facade planes.
