Occupying the area of almost 5 hectares, the residential complex required not only elaborate site-planning, but also organic city planning solutions. Initially, there were 6 variants of the master plan for the trapezoidal site of 210*300 m, offering a variety of typologies of housing, from low-rise high-density to high-rise gallery-type buildings, proposed by APEX. As a result, the customer selected a combined development that allowed splitting the construction in two stages of implementation – by quarter and by tower. The diverse height of the facilities – from 8 to 25 floors in the quarter part and 26 floors in the tower part gave a recognizable silhouette to the complex, that is not typical of the Ramenki microdistrict building.

The volume and planning composition of the site allows for a wide range of green spaces like inner courtyards within the quarter development, the central boulevard running from the north to the south of the facilities and spacious areas surrounding the towers. An even decrease in the number of storeys allows for the most favorable views of the Ramenka river valley for the apartments.
The facade solutions are based on the contrast of materials - these are three colors of hand-molded bricks used in the middle-floor parts of the complex, and Lumon frameless glazing in the high-rise sections. In addition to aesthetic characteristics, the design of the glazing will allow avoiding the independent facing of balconies by residents, and special lattices on the facades facing the courtyard will help to prevent the chaotic installation of air conditioning units. In addition, light perforated lattices in the lining of the internal facades visually "expand" the courtyards.
The complex features the entire size range of apartments - from one to four-room apartments, that allows future residents to choose the appropriate layout. Almost all apartments possess loggias, bay windows or French balconies, which can significantly enrich the typology of spaces inside the apartment. The end sections are notable for the bathrooms with natural lighting, which is still rare for the Russian market. The penthouses, located at the 10- floor level, due to the ceiling height of 4.8 m, allow residents to arrange entresols and sky light spaces
The master plan of the complex and landscaping solutions worth separate highlight. In contrast to the laconic plasticity of the facades, the composition of the inner courtyard is based on a combination of bionic elements - these are playgrounds, divided by age zones, that smoothly flow into each other, wave-like benches that allow for sitting on them on two sides, as well as the smooth contours of cherry gardens - fruit, lilac. Despite the lack of strict geometry, it was possible to comply with all requirements for providing fire access and maintenance of the territory. The preschool educational institutions built into the ground floors requires the presence of a playground in each courtyard, however, despite the gradation of spaces - private, courtyard and axial, transit, it was possible to avoid the standard centralized composition of a courtyard - here, on the contrary, an event takes place at each point that makes up the complex drama of space.
