The concept of a residential complex in Moscow’s prestigious district, adjoining the Chinese Embassy, was developed as part of the plot potential study. The customer’s request for building a housing estate faced engineering constraints: located deeply in a well-established block of mainly five-storey houses, the estate was not supposed to overshade the nearby buildings.
The APEX team suggested siting three buildings with a different number of storeys along the periphery of an almost square plot to form an inner yard inaccessible to vehicles. At the same time their siting depended on the possibility of providing the best views: there is a traditional garden laid out in the Embassy territory, and there is a pond on the other side of the plot.

All the buildings have through-passages to implement the idea of having the inner yard free of vehicles. Car owners may take advantage of an underground car garage for 118 vehicles. The ground floor spaces accommodate apartments, leased and service premises. Entrances to leased premises that were supposed to provide a local social and domestic infrastructure are located on the complex outside. The ground floor apartments are yard-oriented and provided with isolated terraces.
A special focus was on the complex’s imagery solution. Clinker bricks were proposed as the basic facade material, with the bottom level glazed and highlighted by colour. The designers specially elaborated a composition system for window design and grouping, depending on the planning task, including the recessed balcony option.
A strict rectangular grid was also projected for the yard space divided by footpaths and greenery into rectangular grounds for various pastimes.
