The concept of the residential complex, developed by Apex Project bureau, corresponds to the new requirements of the region – the building harmoniously epitomizes the postulates of local philosophy and culture, modern architecture and at the same time represents a brand new product on the Iraqi real estate market.

The new project, situated in the comfortable residential district of Erbil in close proximity to Sami Abdulrahman Park - the biggest one in Iraq -  with its own lake, rose garden and sport complex, boasts an advantageous location and ideal transport and walking accessibility. Low-rise development of the district imposes great responsibility on the project, which is meant to become the symbol of the district and give an impulse to its further development.

The residential complex is to be constructed on a square-shaped site of 0,78 ha with a flat relief. The preference in shaping of the complex was given to a rectangular low-rise volume with a dominant tower. As a technique for the formation of the building, the architects chose to create an inner private zone – a closed yard that flanks the two-storey rented premises and forms an enclosed perimeter.

A duplicate passage gives access to the rented premises at the first floors level and the underground parking with a valet parking service allows for maximum comfort of the guests. Transport access to vestibules of the residential part of the building is organized at the opposite side of the territory through the private yard.

The territory of the residential complex is to be equipped with all the necessary infrastructure - 70% of the yard territory is taken up by landscaping. Roofs of the rental premises are turned into recreation terraces: playgrounds, meditation gardens and mini-golf zones.

Larger apartments are located at the lower floors at the edges of the building, while two-room apartments are lined up throughout the northern and southern facades. Every apartment has a spacious balcony and panoramic windows to ensure perfect insolation and breathtaking views from the rooms. Balconies are designed so as to ensure sun protection and avoid premise overheating. The faсade of the tower resembles traditional oriental motives and corresponds to modern architectural tendencies - ornamental patterns are made of perforated aluminum sheet.
