The site located between Dukhovskiy Lane and 1st Roshchinsky passage is a kind of "castle" stone of a small district sandwiched between the Third Transport Ring and Danilovskoye Cemetery. However, the former function of the territory – there were located hangars and warehouses, dictated the existing urban-planning restrictions, including a significant indentation from Dukhovskiy Lane. The chosen typology - two towers, allows for two functions at the same time: on the one hand, it increases the visual permeability of the territory, and on the other, it fences off a safe private courtyard for residents of the complex.

The facade solutions of the complex are based on the desire to perceive the entire quarter as a single complex - a former tannery - later reconstructed with preserved materials, proportions and colors. One of the main features of facade solutions of the neighboring complex - The loft is the preservation of brick facades and the typical architectural details of the era of the partnership “M. Dement and son" tannery. That is why from the very beginning of the development of the facade solutions, brick was considered as the main material for the construction. Most of the buildings are made in red-orange and terracotta shades of the material. To avoid the monotony of the environment, the corner building in the project has become a kind of accent, a landmark made in white brick. The main element of facade plastic is the chess alternation of the two types of windows in a strict orthogonal grid.
In addition, the dark roofs, characteristic of industrial architecture of the late 19th century, are important elements of the identity of the territory. The authors proposed the allocation of the upper floor, where the penthouses are located, using dark natural stone – slate, that emphasizes the silhouette of the complex.
