The northern corner of the intersection of Sadovaya-Spasskaya and Academician Sakharov Prospect for more than half a century remained an empty territory, occupied by a network of heating mains overgrown with weeds. However, it is this corner that has an important town-planning significance - hence, from the lowest point of this section of the Garden Ring, open views on such monuments of different epochs of the Soviet Union as the building of the Ministry of Agriculture (architect A.V. Shchusev), skyscraper at the Red Gate (Krasnye Vorota) (architect A.N. Dushkin), Hilton Moscow Leningradskaya (architect L.M. Polyakov) and Centrsoyuz building (architect Le Corbusier). Such an abundance of monuments of the Soviet period inspired the authors to create a new ‘monument’ - a bold architectural gesture, but of a completely different era.

The small size of the plot - only 100 by 60 meters and significant TEIs - 32,000 square meters of above-ground area required non-standard solutions of the overall composition of the complex from the authors. To maximize the compliance with all requirements and restrictions, both of the customer and the city, the method of extruding volumes was chosen, which resulted in the appearance of unique ‘honeycombs’ - cells of apartments located on a stylobate having commercial and public functions.
In the resulting volume each person sees its own image; someone sees a giant letter ‘M’, someone a volume piled as though of sugar cubes, or just a red house, which absorbed not only physical features of the place - red colour of the Ministry of Agriculture, Centrsoyuz, but semantic features also - the nearby station ‘Krasnye Vorota’, red branch of the underground railway and the Stalin high-rise buildings of the Red Army era.
The functional program of the complex is remarkable for two typologies of public space rare for Moscow - an atrium of three stories high, penetrating the volume of stylobate and the so-called ‘heavenly living room’ - a common space for apartment residents, equipped with access to the roof and glass lanterns in it.
Design of façades is developed with due account for the complex volumetric structure of the building. Shifts of ‘pixel’ volumes are used to isolate tectonic masses on façades, which emphasize silhouette of the building. Exterior finish of façades is an exterior façade system, with brick finishing. Façades of the building are in 2 shades of facing bricks. In the sinking "pixel" volumes a brick with a glossy coating is used, the remaining planes of the façade are faced with a matte brick of the same shade.
The constructive scheme of the complex assumes the use of monolithic reinforced concrete. Unique feature of the building is the actual absence of typical floors, which leads to a situation where the wall is not located above the wall, however, this issue is solved using intercepting beams. It was decided to build the third floor with an increased height of 5 meters, and inside the apartment space to hang suspended cabinets, thus increasing the selling area.
