The active redevelopment of territories along the railways in the Paveletskiy railroad station direction has led to the formation of spatial gaps between industrial and warehousing areas, remaining as such or transformed into office centres. Among such facilities was a site at Letnikovskaya Street, the front of which was noted for exceptionally dispersed settlement with intermediate intervals of 100 meters and more. The facility was intended to become a driver of the street building line development, plotting a vector for the territory transformation for the next decades.
Apartment building with underground parking

The trapezium-shaped site almost immediately let the architects to select the most efficient variant of building siting – an L-shaped space with internal 80 m patios accessible to all residents of the complex. Such siting allowed for maximum compactness of design solutions. The staircase and elevator section is situated at the interface of two spaces with all communications racks located along inter-flat corridors, granting residents the maximum freedom of apartment space arrangement.
First floors of the complex are intended for commercial purposes, while underground floors have been arranged as two-level underground parking space (for 35 parking lots), regardless of the existing foundation pit, left after the previous design. The typical floor layout enables future residents to select the most comfortable space – small apartments of 27 m can be integrated with larger ones (up to 75 m2), thus obtaining unique spaces.
Facades of the complex are made of Wasserstrich hand-formed brick with embedded elements of Schüco composite panels and aluminium lamels. Vertical façade articulations visually elongate the small 10-story space, making it well-proportioned and elegant.
The lack of space at site has led to the necessity of maximum use of the roof, which is often occupied by engineering equipment. To solve this task, the architects offered to increase the upper floor height (up to 4.8 m) to form the ceiling void, where the engineering communications are installed. Due to this, the roof surfaces became the rest area for residents, opening on the Schukhov Tower and Novospassky Monastery.
