While working on the project of stages 1 and 2 of a large multipurpose complex, APEX adapted and optimised the concept proposed by the Dutch bureau MLA+.
The microdistrict is being built in the former industrial zone in the southeast of Moscow. According to the Dutch designers’ concept, 8 blocks will be built on two sides from the public boulevard running as far as the Moskva River embankment. Each block will be built up of a few buildings differing in height. They will form the perimeter and enclose the courtyard that is raised relative to the roadway and accessible only for residents.

The underground parking and the parking outside the blocks allow courtyards to be kept free of vehicles, while the entrance lobbies are of through type to allow two-way exit. Ground floors are partly dwelling, but large spaces are allocated for public premises.
The buildings are from 6 to 32 storeys high. The principle for arranging buildings different in height is based on the lighting requirements for spaces of various functions and takes into account the importance of view characteristics in the maximum number of apartments.
The district image dictates the solution of using bricks different in colour and texture to line the buildings and making bricks match large glazing surfaces.
